THE LAND PLOT OF PRODUCTION DESTINATION IS UP FOR SALE

       The offered land plot is situated in the industrial area of Hostomel urban village, 200 meters away from the Brest-Lytovske roadway (Kyiv-Warsaw route), and borders on the pine forest in the North and the lakes ridge in the South. Nearby the plot there goes the branch railway that is Hostomel glassworks access railroad. The land plot is about 10 km far from Kyiv city and can be reached by car through the Brest-Lytovske roadway or Zhytomyr route line.
       The plot is owned by legal entity (the state certificate of ownership rights is available).
       The plot is covered with asphalt and fenced with concrete slabs; there is three-phase voltage with 400 kilovolt-ampere of power set there; there are mounted an appropriate transformer 10/0.4 and a node of electric circuit; there is perimeter lightning installed there. There is the check-point built-up beside the exit-gate. There is a twenty-four-hour guard organized there. At the present moment the plot is used for trucks parking and for materials outdoor storage that enables cash-flow generation.
       The project planned for the plot implies office-production base construction including the administration and utility structure, logistic and production premises, with complete complex of engineering buildings and networks that permits totally off-line exploitation of the utility structure. The object is in the design stage.

By now it’s done as following:

• all pre-design works;
• there are got the technical specifications and designing license of the complex;
• for the state appraisal there have been made out the 70% design documentation of the Project stage regarding «Building of the storage premise, the garage and constructional mechanisms shelter, the household-office premise, the metalware production workshop»;
• geological and engineering-geodesic surveys of the plot were made and pre-design developments were approved by the Kyiv Regional Building Council. The relevant record is available;
• to design the object, there is approved the Architectural planning assignment, which is also confirmed by the Administrative Department of the City Building, Architecture and Infrastructure Development under the Kyiv Regional State Administration.

The project confirmed parameters are as following:

• total area of the complex lot, ha – 2.1478
• the building area, ha – 1.0705 (that is, percentagewise, 49.85% of total area)
• total area according to the planned buildings:
  - office premise (6 floors), m² - 3820
  - logistic storehouse, m² - 5650
  - production premise, m² - 6450
  - parking for visitors, car-places - 40
• Engineering structures amongst others are:
  - water wells, pieces - 2
  - built-in boiler rooms, pieces - 2 х1.2megawatt
  - fire prevention tanks, pieces - 1

The sale price of the plot (including the above-mentioned) is $ 2 960 000.
