In services “Comfort-Service” PJSC is a high-technology construction-engineering developer company specializing in industrial projects construction and engineering systems construction in industrial and civil building. The priority is design-technological competences development. The company owns controlling stock in two general contractors - assembly-service engineering enterprises. They are both centers of revenue and highly qualified resource of engineering workloads performing.

Service enterprises contribute to development of distributional network “Techkomplekt” and plant “Technologically-Experimental Plant” by priority in placing there orders for component parts and equipment supply.

MAIN INVESTMENT PATTERNS: office premises purchase, management programs application, technologies development in projection and work performance, development of highly tailored assembly resource, machinery purchase. Planned investments value ~ 3 millions $ per year.

Production
is defined as a high-technology production of component parts and equipment in the field of construction engineering. To get production specialized in two assignments: 1) production of component parts to ventilation and aspiration systems; 2) production of standard and non-standard metalware for industry and building. To get production directed toward unique technologies buying and invention. To get arranged not less than three production enterprises on the territory of Ukraine till 2010. To get ISO 9001 certificate in 2008.

INVESTMENT PATTERNS: development of metalware production sector, metalworking sector, unique technologies buying and invention, expansion of production in Kyiv city, office and manufacturing premises purchase. Investments value ~ 2.8-3.5 millions $ per year.

Distribution
“Techkomplekt” is a national distributional network with outlets to foreign construction markets. It possesses logistics centers network.

The objective is capitalization of “Comfort-Service” PJSC, contribution to raising the competitive capacity of all “Comfort-Service” enterprises by giving the exclusive conditions for equipment and component parts purchase.

INVESTMENT PATTERNS : purchase or building of logistics centres, recent distributional trends development, great wholesale distribution; investments extent ~ 2–5 millions $ per year.

"Comfort-Service" PJSC is 16 enterprises with over 1100 employees working. Such business structure allows own resource to provide full service concerned with projection, equipment supply and engineering networks assembling and service at objects of any complication.

Market

During last years experts observe engineering systems market stable upgrowth by 30-35% per annum because of the building volume increase in all real estate segments. Ukrainian building sector is now in a rapid growth state. It was caused by sharp rise of customer demand for commercial and residential property objects, significant increase of industrial building investments, as well as high returns and profits of property objects. In 2007 Ukrainian builders performed work to the sum of 53,3 milliards UAH, that is by 15,8% more unlike 2006. Year of 2008 is expected to be of sharp rise of shopping-leisure centers and office premises building. Just in Kyiv till 2010 there is going to be more than 68 professional shopping centers, or more than 1421 thousand square meters of floor spaces. Already in 2008 in our Capital there should be put into operation more than 40000 square meters of shopping centers (Mega City, Dniprovska Prystan, Multiplex Plaza, Kvadrat Avrora, etc.). It’s necessary to say about requirements essential toughening as to engineering networks in commercial, house and industrial building. That consequently increases some part of engineering systems cost in the total cost price of building. The requirements are of functionality (climatic conditions, dispatching, etc.), energy saving, reliability. In industrial building the share of engineering systems cost can reach about 70% of general building estimate. Besides, according to the State program of preparation for EURO-2012 the expenses will make up $ 20 milliards, from which 1/6 part of sum is assigned out of state budget, and the rest – at private investors’ expenses. The objects demanding matching the European regulations are of: sports infrastructure (stadiums, training centers), transport infrastructure (roads, stations, airports), travelling infrastructure (hotels). Hereby all that is an enormous workload not only at internal engineering networks but also at modernization of old external engineering systems – energy supply and water supply.
